Ten questions to ask before you visit a property
A five-minute phone call saves a wasted afternoon. These are the questions that rule properties in or out before you travel.
Visiting properties eats weekends. A short call first tells you which ones are worth the trip.
- Is it still available? Listings outlive sales.
- What is the area on the certificate? Compare it with what the advertisement says.
- How wide is the road, and what is the surface? This decides more than most buyers expect.
- Which way does it face? Important for light, and it affects price in the Valley.
- Is the price negotiable, and what is included? Fittings, furniture and the boundary wall are worth asking about.
- Whose name is on the certificate, and are they available to sign? Joint owners and owners abroad slow everything down.
- Is there a loan against the property? It can be cleared at transfer, but you need to know.
- What are the services? Water source, electricity connection, drainage, internet.
- Why is it being sold? The answer is often useful, and the way it is answered more so.
- When can I see it? Ask for a time when you can also see the road at its busiest.
On the visit itself
Take the plot number and the map. Walk the boundary. Look at the neighbours' buildings, at drainage, and at where the sun falls. If you are serious, go back at a different time of day.
