Land or a built house: which suits your budget?

Buying a plot and building takes longer and costs more in attention. Buying a finished house costs more up front. Here is how the two compare.

People often arrive with a budget and no firm view on whether to buy land and build, or buy a house that is already standing. The right answer depends less on the money than on your time.

Buying land and building

You control the design, and you pay for the building in stages, which suits people whose savings arrive over time. Against that:

  • Construction takes a year or more, and needs someone to watch it
  • Costs move during the build, and the final figure is rarely the first figure
  • You carry the approvals, the engineer, and the contractor
  • You may pay rent while you build

Buying a house

You know what you are getting and you can move in. You pay for someone else's choices, and for their finishes. Against that:

  • The price is higher at the moment of purchase, so the loan is larger
  • Changing the layout later is expensive
  • You inherit any problems in the structure, so a proper inspection matters

A middle path

An unfinished house, sold at the structure stage, lets you choose finishes without managing the whole build. These come up regularly and are worth asking about.

Questions that usually settle it

  1. Do you have somewhere to live for the year or two a build takes?
  2. Do you have someone who can be at the site regularly?
  3. Is your money available now, or over the next two years?
  4. How particular are you about the layout?

If you would rather not manage a build, look at finished houses and spend the effort on checking them. If you have the time and want the house to be yours in detail, land is the better buy.
