How this is worked out
The equated monthly instalment spreads the loan and its interest over equal monthly payments. Each payment covers the interest for that month first, and what is left reduces what you owe, so early payments are mostly interest and later ones mostly principal.

- Banks in Nepal usually lend up to a share of the valuation, so the down payment matters.
- Rates here are often reviewed every few months, so the payment can change during the term unless the rate is fixed.
- Service charges, valuation fees and insurance are not included.
